Energy Performance Certificates (EPC’s) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC.
Comparable to the multi-coloured sticker on new appliances, EPC’s tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient).
 
 
 
They let the person who will use the building know how costly it will be to heat up and illuminate, and what its carbon dioxide emissions are likely to be.
Once produced EPCs are valid for ten years.

The EPC will also state what the energy efficiency rating could be if improvements are made, and illustrates cost-effective methods to achieve a better rating.

An EPC is required when a property is constructed, rented or sold. A building will need an EPC if it has a roof and walls and uses energy to condition an indoor climate. This means it has heating, air conditioning or mechanical ventilation.

You should receive an EPC when you are thinking about purchasing or renting a home. You’ll need to provide one if you are selling or letting your home.

The average property in the UK is categorised in bands D-E for both ratings. The Certificate includes recommendations on ways to greatly improve the home's energy efficiency to help you save money and improve the environment.

 
 
 

The Energy Performance Certificate (EPC) shows methods for you to reduce your energy consumption and carbon footprint. These are often affordable measures which can be easily achieved with minimal cost, effort or disruption.

• The data collected during a domestic energy assessment typically includes the following;

• Year of the property construction

• Measurement of loft space/roof insulation

• Identifying the presence of cavity wall insulation

• Identifying energy saving devices such as solar panels/wind turbines

• Confirming the presence of double glazing

• Confirming the number of open fireplaces

• Identifying and confirming the make and model of the dwellings boiler and heating system

 
 
 

• The calculation of the number of low energy points within the fixed wiring system

• Verifying the presence of hot water cylinder tanks and insulation levels

• The measurement of heat loss through the roof space and building perimeters


• Verifying excessive window areas and recording the measurements of conservatories and extensions

• Confirming the number of habitable rooms within the dwelling

• The recording of floor space and ceiling heights relating to the dwelling layout
