How Long does the Survey take?
In most cases, the average inspection takes between 1.5 to 3 hours depending on the size, condition and age of the property.
Will I Be Able to Understand a Thermal Image Report?
The report is easy to read and covers all areas that were inspected. Inside the report, you’ll find a thermal image of the areas inspected inside your home plus photos of areas where any potential problems have been detected. The reason we include the photos in the report, is so you can present this to your nominated competent tradesmen or whoever is required to fix any particular issue that has been identified. They can then go directly to the relevant problem without the need for further investigation, looking in other areas of the property, damaging unnecessary walls or ceilings in the wrong places, saving them time and you money.

What if the Report Reveals a Problem?
If a problem is detected it doesn’t necessarily mean you should panic. Depending on the nature of the problem, it may be just a matter of calling a competent tradesman to rectify the issue.
Home Owners:
Have you had a thermal image survey conducted at your home recently?
If you haven’t, then maybe you should because you might find the equity you thought you had in your home isn’t what you expected!
Once moisture and damp based problems are detected, any potential buyer will try to haggle and renegotiate a price with you, if they put any offer in at all!
Most buyers will simply shy away when there is water ingress or damage, because they know they could be buying a home that needs a huge amount of building works undertaken to rectify the problem.

Home Buyers: We can see what the naked eye can’t!
The infrared thermal imaging camera shows signs of moisture that we can’t see with the naked eye. What this means to you, is that when you are considering purchasing a home, you have a great diagnostic service available to you in order to view areas within a property that you wouldn’t normally be able to see. This is advantageous to you for two reasons;
1. You won’t buy yourself a property with unforeseen problems.
2. It’s an excellent purchase negotiation tool to use with the vendor of the property.
Could my Home Fail the Inspection?
We only report any thermal anomalies within the inside of the property. We report the signs of moisture ingress, insulation and heat loss of the visible interior and structure components of the property.

Will I Be Able to Understand a Periodic Inspection Report?
The report is easy to read and covers all the electrical circuits that were inspected. Inside the report, you’ll find details of the installation, any observations & recommendations identified a summary of the inspection, schedules & circuit charts of the consumer unit and a visual observation report to include photos of the areas inspected identifying where any potential problems have been detected. The reason we include the photos in the report, is so you can present this to your nominated competent electrical contractor or whoever is required to fix any particular issue that has been identified. They can then go directly to the relevant problem without the need for further investigation, saving them time and you money. |

What if the Report Reveals a Problem?
Contained within the report is an observations & recommendations section
Each observation must be given a appropriate code & is allocated a number from 1 to 4. Each code has a meaning:
• REQUIRES URGENT ATTENTION
• REQUIRES IMPROVEMENT
• REQUIRES FURTHER INVESTIGATION
• DOES NOT COMPLY WITH BS 7671:2008
It is recommended that all code 1 & code 2 departures should be rectified without undue delay.
Home Owners: Have you had a periodic electrical inspection in the last decade?
If you haven’t, then you should because you might find the equity you thought you had in your home isn’t as much as what you thought it was!
Since the amendments to the wiring regulations in 2008 many homes fixed wiring installations now do not comply with the current regulations. The requirement for Periodic Inspection Reports (PIR’s) have continued to develop with legislation that now requires that every home for sale in the UK Requires the home owner to declare when the property was last electrically tested and with let properties requiring a periodic inspection report also, any potential buyer or tenant may try to haggle and renegotiate prices with you, if they even put any offer in at all!
They might even expect you to upgrade your electrical installation to current BRITISH STANDARDS, because they know they could be buying or renting a home that needs a huge amount of electrical work undertaken.

A thorough visual inspection will identify any major or minor electrical issues and confirm if the fixed wiring system installed is to current BRITISH STANDARDS. What this means to you, is that when you are considering purchasing a home, we can arrange to meet you at the property and conduct the survey over the home with you present. This is advantageous to you for two reasons;
1. You won’t buy yourself a property with unforeseen electrical problems
2. It’s an excellent purchase negotiation tool to use with the vendor of the property.

Will I Be Able to Understand an Energy Performance Certificate?
The report is easy to read and gives an indication of the energy performance of a residential property. It gives an Energy Efficiency Rating, (often called a SAP or Standard Assessment Procedure Rating), in addition to the likely level of Carbon Dioxide emissions, described as the Environmental Impact Rating (EIR). The SAP rating will range from 1 - 100, with 100 being the most efficient, in conjunction with a similar rating arrangement for the EIR. The property shall be positioned in a banding from A - G determined by its’ SAP and EIR ratings
The SAP Rating is dependent on standardised levels of heating, lighting and occupancy, which will allow a proprietor or tenant to evaluate properties to see which are classified as the most energy efficient.
The completed EPC will in addition emphasize certain enhancements the owner may wish to implement to improve the energy efficiency of the property, such as upgrading the heating system or adding additional insulation, all of which will provide indications of the revised potential Energy Efficiency and Environmental Impact Ratings if the recommendations are obeyed.

There is no obligation on the owner to carry out these recommendations, but they are an integral part of the Energy Performance Report and they cannot be omitted.
Comparable to our thermal imaging survey the data collection procedure is non destructive (i.e. there is no need to drill holes in walls or lift floorboards, etc.), but to ensure that a survey is carried out accurately, access will be required to all rooms within the property, including any loft areas or basements (if any), all heating and hot water systems, and access to gas and electricity service meter positions.
The data collected will then be input into our computer programme and the completed Energy Performance Report will then be produced and delivered to you.
Homeowners, What do I do with the Certificate?
A copy of the EPC must be made readily available by the vendor of the property, free of charge, to any prospective buyer prior to marketing your home for sale.

Landlords, What do I do with the Certificate?
A copy of the EPC must be made available by the Landlord, free of charge, to any prospective tenant prior to the commencement of a tenancy.
A copy must remain on view within the property in a position where it is readily accessible, protected from the elements and not easily obscured. The main service position is generally suggested as a suitable location.

How long is the EPC valid?
The EPC will be valid for 10 years. Should improvements be made to the energy efficiency of the property during this time period, then it will be at the owners’ discretion whether to update the EPC. However, it's quite possible that as public awareness of energy certification increases and the introduction of the government’s new flagship green deal energy bill, poor energy performance ratings may have an impact on future rental or re-sale values..
